Minster Survey is an independent RICS-regulated practice providing residential property surveys across York and much of Yorkshire. We offer both Level 2 Home Surveys and Level 3 Building Surveys, tailored to suit a wide range of property types, from conventional modern housing to properties that are older, extended, altered, or more complex in nature.
We place particular emphasis on delivering clear, detailed, and technically informed reports, enabling clients to make well-informed decisions prior to purchase. Particular experience is held with traditional and altered properties, where a more detailed understanding of construction methods, defects, and overall condition is often required. Our advice is entirely impartial, with no affiliation to estate agents or solicitors, ensuring that it is provided solely in your best interests.
All surveys are undertaken personally. Unlike higher-volume firms, workload is intentionally limited to ensure each inspection and report receives the necessary time and attention. This allows for a thorough inspection, careful preparation of the report, and direct communication both before and after the survey process.

Once you have identified the most appropriate type of survey, simply provide a few details about the property and we will make the necessary arrangements on your behalf.

1. Request a Quote
Get in touch by phone or email with a few details about the property, including the address and agreed purchase price. A quotation can usually be provided promptly, and we will guide you through the next steps if you wish to proceed.
2. Survey Inspection
We will liaise directly with the estate agent or vendor to arrange access. A full and thorough inspection is undertaken in accordance with the Royal Institution of Chartered Surveyors’ Home Survey Standard, typically taking four to six hours depending on size and complexity.
3. Report Delivery
Your report will usually be completed and issued within five working days of the inspection. It provides a clear and detailed assessment of the property’s condition, supported by photographs and high-level inspection using pole camera and drone technology where appropriate.
4. Follow-Up Advice
After reviewing the report, a complimentary follow-up call can be arranged to discuss any questions or concerns. This ensures you have a clear understanding of the findings before making any final decisions.
About Us
Mike Steele MSc, Assoc RICS, MRPSA, Dip RSV
Mike is the Director and Lead Surveyor at Minster Survey. He is an Associate member of the Royal Institution of Chartered Surveyors and a member of the Residential Property Surveyors Association.
He holds a Diploma in Residential Surveying and Valuation (DipRSV) from the SAVA School of Surveying, along with a Master’s degree in Surveying from Northumbria University. His professional background includes experience across a range of construction and residential property projects, providing a strong foundation in assessing building condition and identifying defects.
Prior to entering the surveying profession, Mike served with the Royal Electrical and Mechanical Engineers, developing a disciplined and methodical approach which continues to inform his work in the inspection and analysis of residential property.
Outside of work, he maintains an active lifestyle, with interests including running, skiing and rock climbing.
Valentyna Chernia BA (Hons)
Valentyna supports the day-to-day operation of the business, managing administrative processes and client enquiries, as well as overseeing marketing and social media activity.
She is often the first point of contact for clients and plays a key role in ensuring the smooth coordination of survey instructions.
